As we head into August, a new school year begins. We are also experiencing new regulations for realtors, and how Buyers must enter into a Buyer Broker Agreement with their agent before any homes for sale may be shown. The new regulations require additional steps, yet with education, it should be handled smoothly. Deercreek real estate continues to turn over for now.

Eight homes sold the last 3 months (NEFAR 7/23/2024) from 87-106% of List Price. The average Days on Market for homes is at 37 days, and ranges from 1-158 days. Most recent sales are:

  • 9932 Deercreek Club Rd, 3096 sf, sold at $ 986,000, Listed at $979,500
  • 8249 Wallingford Hills, 4,467 sf, sold at $1,000,000, Listed at $1,150,000

Three homes are For Sale, and on the market 1-23 days. List Price per Sq Ft ranges from $265-$276.64.

  • 10343 Cypress Lakes, 2,583 sf, Listed at $685,000
  • 10045 Chester Lake, 2,440 sf, Listed at $675,000
  • 8208 Heather Lake, 2,880 sf, golf course view, Listed at $767,900

One home is Under Contract/Pending and has been on the market for 165 days:

8213 Hampton Lake, 3,192 sf, currently Listed at $715,000. Originally listed at $780,000, price changes to $699,000. After new paint and other improvements, the price was increased to $715,000.

10393 Cypress Lakes, 3,179 sf, is in a Coming Soon status with showings starting on July 30 and is Listed at $855,000
