Labor Day, football season, and hurricane season all mean September is here! Beach days become less frequent, Saturdays and Sundays become more hectic, and the weather channel becomes more prevalent as we navigate into fall. Now is an excellent time to have the gutters cleaned so heavy rains flow away from your home. Also, be on the lookout for changes to flood insurance. Check with your insurance agent for the most up-to-date information as pricing changes are coming.

Over the last three months, 13 homes sold and closed in Deercreek. The homes ranged in price from $389,900 to $700,000 and were on the market an average of 27 days. The size of homes sold ranged from 1,898 square feet to 3,523 square feet and averaged selling for 100% of the list price.

7888 Heather Lake Ct E, a 2,352 sq ft home with 4 bedrooms & 3 baths sold for $467,000; and, 10109 Vineyard Lake Rd E, a 3,144 sq ft home with 5 bedrooms & 3.5 baths sold for $675,000.

Only one home is on the market in Deercreek (according to the 8/25/21 NEFAR MLS) – 7931 Vineyard Lake Rd N is a 4,858 sq ft home with 5 bedrooms, 5.5 baths & a pool is listed at $950,000 ($195.55 per sq ft).

Four homes are under contract (8252 Bay Tree Ln, 8257 Ashworth Ct, 9953 Watermark Ln, and 8232 Bay Tree Ln) and range in list price from $604,900 to $825,000, and have been on the market from 3 to 126 days.

Soon we’ll be seeing fall plants and fall decorations, and smelling pumpkin spice and cinnamon. The real estate market remains hot in Deercreek, but will it cool off as expected changes come during the fall? Who knows, but it’s a great time to clean off the back patio and start using it again as the weather starts to cool!!
