April and spring have arrived! Residents are busy with landscape projects, spring cleaning and physical activities. The best time to live in Florida. Everyone wants to be outside before it gets too hot. Pressure washing, fresh flowers and a newly painted door all add to the curb appeal of a home without breaking the bank. A huge thanks to the HOA and the Club for the new pickleball courts. They add to the appeal of the community and provide a fun activity.
Four homes Sold in Deercreek over the past 3 months, ranging in price from $669,000-$765,000. On the market an average of 48 days, they sold between 94-100% of list price. The price per square foot ranged from $220.89-$257.54. Most recent sales are –
• 10085 Chester Lake at $675,000,
• 9914 Orchard Hills at $669,000, and
• 8326 Amherst Hills at $765,000.
According to the 3/26/23 NEFMLS, one home is For Sale in Deercreek. 9941 Margate Hills is Listed at $549,901 and is 1,894 sq ft with 3 bedrooms and 2 baths. 7881 Heather Lake Ct is in a Coming Soon status on the MLS and showings will begin March 30. 7928 Vineyard Lake is Under Contract. Listed at $760,000, it is a 2,746 sq ft home with 4 bedrooms/3 baths and a pool overlooking the 2nd fairway.
The housing market continues to fluctuate and interest rates rise as the Fed raises rates. Deercreek continues to be an appealing place to live. Sales in Deercreek are often cash sales, so higher interest rates don’t have the same effect as it does in other communities. Prices in the community have come down slightly, yet seem to be holding. After spring chores are done (or before) venture up to the pickleball courts and meet some neighbors!
