It’s March and it’s busy! From the DWA Shamrock Scramble to the Men’s Golf Spring Classic at the Club, to The Players Championship and school spring breaks. Whatever is happening, we expect great weather. Great news for Deercreek owners wanting to sell, too!
There is still a market. A few homes have come on the market and they sell. It may take a bit longer, and incur price negotiations. However, with few homes for sale and Buyers looking in Deercreek, it is still a good market for Sellers. Not so much in other parts of Jacksonville. I often receive notifications of price reductions, seller concessions, and extra commissions being offered to get a home sold.
According to the 2/23/23 NEFMLS, no homes are For Sale in Deercreek. However, I know of two For Sale By Owner homes on the market.
Three homes are Under Contract, including 10085 Chester Lake, a 2621 square foot, 4 bedroom/3 bath home listed at $710,000. Amherst Hills is listed at $775,000 and is 3221 sq ft with 5 bedrooms/4 baths. 9914 Orchard Hills is a 2886 sq ft home with 4 bedrooms/4 baths and is listed at $669,000.
Five homes Sold in Deercreek over the past 3 months, ranging in price from $690,000-$970,000. On the market 5-117 days, they sold between 93-99% of list price. The price per square foot ranged from $220.89-$243.14. 10036 Watermark Ln was the only closing in February. Originally listed at $759,900, it sold for $700,000 after being on the market for 89 days. The Seller also provided a one-year Home Warranty as a concession.
Great activities and great weather make for a delightful March. Not great, but a good real estate market in Deercreek holds great promise for a steady spring selling season!
