February brings Valentine’s Day celebrations, the Bourbon & Boots fundraiser for Pine Castle, and Super Bowl Sunday parties to enliven Deercreek’s lifestyle now that the holidays are over. We saw limited activity in the Deercreek real estate market during and immediately after the holidays. Along with higher interest rates for buyers, another challenge arises with homeowners insurance. Some carriers exited Florida last year, making it more difficult to obtain insurance when purchasing a home. Additionally, most insurers are looking closely at age of roofs in considering whether to insure or not. Many insurers are limiting roof age to 10-15 years. The Florida Legislature passed legislature in 2022 to assist homeowners.

Five homes Sold in Deercreek over the past 3 months (according to 1/25/23 NEFMLS). Homes ranged in size from 3084-4240 square feet and sold for $690,000-$970,000. These homes were on the market from 5-117 days, and sold from 93-99% of their list prices. The price per square foot ranged from $180.35-$243.14. No homes have closed in January yet.

10036 Watermark Ln is Under Contract and has been on the market 82 days. This 3169 square foot home with 4 bedrooms/4 baths was originally listed at $759,900, and now is currently listed at $744,900.

– 10085 Chester Lake Rd, which is 2621 square feet, with 4 bedrooms/3 bath, is listed at $725,000, and on the market for 43 days.
– 8326 Amherst Hills Ln, which is 3221 square feet, with 5 bedrooms/4 baths. is listed at $785,000, and on the market for 19 days.

Challenges always abound in the real estate market, in good times or less than ideal times. Recently, I’ve talked with Buyers waiting for the right home to come on the market, or Sellers prepping their home to sell. Opportunities are still out there, especially in Deercreek!
