The summer solstice has come and gone, and the 4th of July celebration is right around the corner. Also gone are historic low-interest rates, yet they are not at the historic highs of the 1980’s. Jacksonville is seeing more homes coming on the market, price reductions and longer selling periods. Deercreek, on the other hand, remains a tight market.

Only one home is For Sale in Deercreek – 10248 Cypress Lakes. It is a 3791 sq ft 5 bedroom/4.5 bath home listed at $774,000 (reduced from $799,880). Two homes are Under Contract – 11175 Chester Lake is listed at $699,900, and 9936 Watermark Ln is listed at $790,000. The homes Under Contract are priced from $206.43 – $225.85 a sq ft and have been on the market from 4-82 days.

Six homes sold over the past 3 months (according to the 6/21/22 NEFAR MLS). Ranging in price from $580,000 to $1,400,000, the homes sold 98% – 105% of the price at which they were listed. The six homes sold averaged a price per sq foot of $232.79, and were on the market for an average of 15 days. Among the homes sold are 10143 Bishop Lake Rd W (listed at $799,990 and sold for $820,000); 10070 Heather Lake Ct W (listed at $550,000 and sold for $580,000); and 11202 Chester Lake Rd W (listed at $825,000 and sold for $805,000).
In addition to celebrating the 4th of July, it is also an ideal time to work on projects inside. New lighting is a relatively easy and a cost-effective way to incorporate updated trends. Cleaning out closets and cabinets can provide valued items to the City Rescue Mission, and you can easily schedule a pickup for the second week of the month. You are also free to do nothing.
