Real Estate July 2021
The start of July means the year is half over. Where did the time go?
As we enter the dog days of summer, with high heat and humidity, we all look for a bit of comfort in our homes. Air conditioning is working overtime to keep us cool. If you haven’t already, now is a good time to change the filter, clean the ducts and service the A/C to maximize its efficiency. Other ways to keep your home cooler is to caulk around windows to keep cool air from escaping, and to install blinds or shades to filter out sunlight and heat.
The real estate market in Deercreek remains hot with only one home on the market (according to the 6/18/2021 NEFMLS). The home at 8232 Bay Tree Ln is a 5 bed/4.5 bath 4125 sq ft home and is now priced at $799,900, after a couple of price reductions. Six homes are Under Contract, ranging in size from 2409 – 3825 sq ft. The homes are priced from $465,000-$735,000 and have been on the market from 9-96 days.
Ten homes have sold in the last 3 months. These homes ranged in size from 1898 – 3586 sq ft and were on the market from 1 – 75 days. Selling prices ranged from $375,000-$679,000, and the homes sold at 94% – 103 % of the listed prices.
Some of the homes sold were 8264 Wallingford Hills ($679,000), 10066 Chester Lake Rd E ($549,000), 10004 Watermark Ln W ($534,000), and 10393 Cypress Lakes Dr ($625,000).
Summer creates many opportunities to enjoy the outdoors – gardening, the beach, tennis, golf, walking, bike riding or just chilling in the driveway. Take advantage of our sunshine and Vitamin D. Stay cool, however you can. For me, I think I’ll head to the pool at the Club. Now is a great time to join, if you’re not already a member.
