November always makes me stop to be thankful. I give thanks for cooler weather. I give thanks for the opportunity to spend time with family and friends over the Thanksgiving holiday. And, this year, I give thanks for not contracting Covid-19. Some people were not as lucky, as they or someone close to them did contract Covid-19. Many thanks can also be given for those wanting to move in or out of Deercreek. Only 4 houses are currently on the market. Priced from $379,000 (10088 Heather Lake) to $869,000 (9938 Deercreek Club – a For Sale By Owner), these houses have been on the market from 5 to 72 days. There are currently 9 homes under contract. The homes are priced from $514,900 (8205 Bay Tree) to $759,900 (10276 Cypress Lakes). There are a couple of reasons why we have been seeing increasing prices – one is the limited number of homes on the market in Deercreek; and two, many homeowners have done renovations to their home prior to selling.
17 homes sold in the last 3 months! Ranging in price from $375,000 (9957 Chelsea Lake) to $655,000 (10282 Cypress Lakes), these homes sold between 95% and 103% of list price, and were on the market on average 76 days. The sales price does not always tell the full story of the transaction. Depending on the inspection report, the seller may make concessions to the buyer in the form of repairs or closing costs, or as a credit instead of making repairs. The amount may be as small as $500 to purchase a home warranty for the buyer, or it may be substantially higher depending on repairs requested by the buyer. It is always best to have a professional by your side when negotiating. Right now, with a seller’s market and limited inventory, sellers are not as willing to negotiate price, repairs, and/or other concessions.
I am thankful that my friends and neighbors looking for new adventures have been able to sell their homes in Deercreek. I am thankful that there are new neighbors to get to know. And, I am thankful there is a new ownership group of Deercreek Country Club, who is invested in improving the operation of the Club, maintaining our property values, and growing it into the best club around.
