As June arrives, I’m curious to see how the real estate market responds. June is usually a busy month as sellers and buyers race to move before the next school year begins! Who knows when school will even start next year? Activity has remained steady in Deercreek with new homes on the market, and homes selling. People who have a deadline and need to make a decision are still selling and buying homes. What we are not seeing are “the tirekickers” who aren’t committed to making an immediate decision. 

Eleven homes sold over the last 3 months. Ranging in price from $350,000 – $747,500, the homes were on the market on average 118 days, and sold for 99% of list price. Some of the homes sold were 9935 Blakeford Mill ($730,000), 10172 Vineyard Lake ($640,000), and 10074 Amherst Hills ($377,000). Five homes ranging from $450,000 to $979,900 are under contract.

Thirteen homes are for sale in Deercreek according to the 5/14/20 NEFMLS. Priced from $339,900 to $780,000, these homes have been on the market an average of 85 days, with one property on the market in excess of a year at 426 days. 7815 Heather Lake Ct had a recent price reduction to $339,900. Even with CoVid-19, the factors a buyer considers in purchasing a home remain the same: location, curb appeal, maintenance, upgrades, floor plan, size of house, exterior amenities, and most definitely, price.

By the way in case you forgot, it is now hurricane season so hang onto your bottled water, canned goods and toilet paper. You may need them in the coming months!
