July is here and it is hot!!! Not only are the temperatures in the 90’s, the real estate market in Deercreek is hot. Covid-19’s impact during the last few months included at least one sale falling through as the buyer walked away. Now, homes are coming on the market, and buyers are making offers. 12 – 15 homes are on the market at any time, changing from month to month.
Twelve homes are for sale in Deercreek according to the 6/15/20 NEFMLS. Priced from $339,900 to $649,000, these homes have been on the market an average of 67 days, down from 85 days. 8201 Condover Ct, had a recent price reduction to $515,000. Newest to the market is 9957 Chelsea Lake at $400,000.

Nine homes sold over the last 3 months. Ranging in price from $350,000 – $979,900, the homes were on the market on average 82 days (ranging from 2 – 235 days), and sold for 96 – 103% of list price. Some of the homes sold were 7876 Heather Lake ($465,000), 9929 Waterman ($564,650), 7798 Rittenhouse ($514,000) and 9944 Deercreek Club Rd ($979,900). Eight homes ranging from $430,000 to $770,000 are under contract, including 9915 Vineyard Lake Ln and 8233 Bay Tree Ln. Curb appeal, especially landscaping, is always a huge factor in the desirability of a home.

CoVid-19 impacted our lives in many ways – social distancing, wearing masks, being quarantined, and working from home. Continue to be cautious, yet summer should bring a sense of normalcy. I love seeing neighbors out in the community, especially in the evening. Riding through Deercreek in the golf cart has given me great landscaping ideas for my house. Now, if the heat would go away so I can implement them!
