The big questions about September are usually will it start cooling off? How will the Jaguars play? Will Florida or Florida State have the better football season? Or, how many weeks until Christmas? This year the questions are even bigger – who will win the Presidential election, when will there be a vaccine for Covid-19, and what can we expect in the real estate market. I can’t answer the first two, yet the third one I can provide some professional insight. Interest rates continue to be at historically low rates which has encouraged not only the purchase of homes, but also the refinancing of existing mortgages. In the last month, Deercreek has gone from having only 2 homes on the market to currently having 7. Priced from $409,900 to $659,900, these houses have been on the market from 4 to 187 days. The newest house on the market is 8203 Ashworth Ct. Priced at $560,000, it provides a pool and extensive exterior amenities for entertaining. 7740 Watermark recently had a price reduction to $545,000.

19 homes sold in the last 3 months, ranging in price from $320,000 to $979,900. The price per sq ft averaged $158.48, yet ranged from $118.71 (8233 Bay Tree) to $197.54 (7876 Heather Lake). The difference in prices is often found in the size of the home; location of lot and its view; condition of roof, HVAC & plumbing; upgrades to kitchen, baths & flooring; exterior amenities & landscape; pool vs no pool; and, motivation of buyer & seller. There are currently 5 homes under contract. The homes are priced from $395,000 to $535,000. 10085 Chester Lake Rd listed at $500,000 is the most recent to go under contract.
