April brings hope with springtime and vaccinations. Springtime encourages us to begin the many home projects we’ve been contemplating – the new pavers and landscaping, the remodeled kitchens and baths, or even the new roof. Vaccinations give us the hope that we can gather safely with family and friends. Covid has provided an incentive for many to move to Florida out of the high-cost northern states and California.
Home projects continue to improve property values, few homes on the market limit sellers’ need to negotiate too much, and new Florida residents add to the buying frenzy found when a home does hit the market. There are currently only 4 homes on the market – 10059 Chester Lake W ($579,000), 10066 Chester Lake W ($549,000), 9901 Windwater ($549,900), and 10393 Cypress Lakes ($632,500). I have an out-of-town buyer looking for a home in Deercreek and we’ve yet to find the right one. Four homes are currently under contract and all four have been on the market for less than 15 days. Over the last 3 months, 13 homes have sold ranging in price from $355,000 to $840,000. These homes were on the market between 2 and 137 days and sold for 90-104% of the list price. Some of the homes sold and their sales price are 9959 Cider Keg ($675,000), 8272 Persimmon Hill ($545,000), 10006 Vineyard Lake ($466,500), and 10075 Amherst Hills ($371,000).
New home projects and new residents bring excitement to Deercreek. It is also exciting to see the new projects and programs with the new Club.
