What once seemed so far away, is now here. I’m hoping for a steady and stable real estate market this year, although that is not what I expect. Mortgage rates have declined slightly which has brought some Buyers back to the market. Incentives continue to be offered by Sellers to find a Buyer.
Three homes are For Sale in Deercreek. The homes range in size 2621 – 3259 square feet and have been on the market for 6-125 days. With the holidays over, I expect additional homes to come on the market.

Six homes Sold in Deercreek over the past 3 months (according to the NEFMLS as of 12/19/22). The homes ranged in size from 3084-4240 square feet and sold for $690,000-$970,000. These homes were on the market from 5-117 days and sold from 93-100% of their list prices. The price per square foot ranged $180.35 – $243.14. The latest to close are:

Florida remains a destination for people relocating, as does Jacksonville. It is not unusual to have Buyers purchase a home sight unseen if they are coming from out of town. I’ve recently experienced this on a personal basis assisting my son in New Mexico to purchase a home in Georgia. It has given me more insight into the information to be provided, questions to be asked, what to look for in the inspection report, and how to handle the process more professionally for my Buyer or Seller. The holidays are over, but the celebration of a wonderful community like Deercreek continues.
