As November arrives, families gather for Thanksgiving and football. With the Jaguars win in London, anything is possible. Deercreek offers a lot of possibilities, too – a gated community, a round of golf or a tennis match, a convenient location, the camaraderie of the Deercreek Women’s Alliance, the Garden Club or Book Club. Over the last three months, eight homes sold (according to the 10/26/21 NEFAR MLS). The homes sold from $467,000 to $800,000 and on the market 3-104 days. The size of homes sold ranged from 2352 square feet to 4125 square feet, and sold for 97-108% of the list price. Five homes are under contract and on their way to closing: 7905 McLaurin Rd, 11215 Chester Lake Rd, 8249 Wallingford Hills, 9937 Watermark, and 11191 Chester Lake Rd. These homes range in size from 2427 square feet to 4467 square feet with prices ranging from $559,000 to $899,900. The homes have been on the market 3 – 53 days and all are listed above $200 per square foot. How will that compare to the sales price per square foot once they close? Only two homes are currently on the market: 7931 Vineyard Lake ($899,999); and 9975 Vineyard Lake ($905,000). These homes have been on the market from 4 – 69 days and range in size from 4119 – 4858 square feet.
Inventory of homes in Deercreek remains low, and buyers are looking, including ones with which I’m working. It is possible if you are considering selling your house soon, a buyer is waiting in the wings. Also, it is possible, the real estate market will change quickly as inflation continues to rise. One thing is definite, when Thanksgiving comes I’ll give thanks for living in this community with my wonderful friends and neighbors.
