March proved to be quite a volatile month. The swings in the stock market were almost as wild as those in the weather. April should provide more change with the Fed raising interest rates and other uncertainties in the world. Deercreek real estate continues strong at this point. Prices have remained elevated, yet are not increasing like we saw a year ago. Buyers are currently out there with few homes available. I expect the spring selling season will bring additional homes to market.
Only one home is on the market in Deercreek, a 3804 sq ft home at 9936 Watermark Lane. The home has 5 beds/4.5 baths and a 3 car garage and is listed at $850,000. Two homes are Under Contract, including 10028 Vineyard Lake, a 5 bed/4.5 bath with a pool (listed at $810,000), and 8250 Chelsea Lake Place (listed at $1,400,000). Five homes have sold over the past 3 months (according to the 3/25/22 NEFAR MLS). Ranging in price from $700,000 to $975,000, the homes sold from 98 – 108% of the price at which they were listed. Among the homes sold were 7844 Troy Hills Ln (sold for $925,000), 7805 Rittenhouse Ln (sold for $713,000), and 7890 Bishop Lake Rd N (sold for $700,000). The homes sold averaged a price per sq foot of $222.68, and were on the market for an average of 32 days.
